In 1986, I took a job at a design‑build firm in Jacksonville. I was supposed to stay a few years. That was 35+ years ago.

My first projects were car dealerships. Not glamorous.

But they taught me something every deal since has confirmed:

  • The details you miss in design show up as problems in construction.
  • The problems you ignore in construction show up as costs in operations.

That lesson never leaves you.

In 1993, I started Skyline Realty Services. Over the next 15 years, I managed 750,000 square feet of office and retail across Northeast Florida.

I've seen the market go sideways more than once. The businesses that survived built right, underwrote conservatively, and didn’t over‑leverage when times were good.

That’s still how we operate at Stratagem. It’s not exciting. It works.
